West Gorton Regeneration, Manchester

West Gorton masterplan was the first major development of new Council Housing by the Manchester City Council in over 25 years.

204 new re-provision homes were constructed, in the form of 80 houses and 124 apartments, on four key sites that were chosen to raise the profile of the area. This set a new bar for further investment, adding considerable social, economic and commercial value to West Gorton.

Community focussed – The development maximises natural surveillance, with corner windows overlooking private and public realm, achieving Secured by Design accreditation.

Sustainability – Highly insulated Timber Frame construction with renewable energy provided through Solar Hot Water (houses) and Air Source Heat Pumps (apartments). Carefully set out “Home User Guides” ensured maximum efficiency in use.

Strong identity – The architectural language responds to the aspirations of the existing community i.e. traditional residential building forms with contemporary detail giving a strong identity and robust, secure family homes.

Flexibility – the development is designed to suit the changing needs of residents.

Life Cycle Costs – Early collaboration with Facilities Maintenance team ensured a robust specification
