This south facing brown field site, on the north bank of the River Tyne, forms one of the three Western Gateway sites located two miles east of the city centre in Walker, Newcastle. Housing Market Renewal Pathfinder funded, the proposals are for a mixed tenure of 88 No. houses and 19 No. apartments.
Contextual response - A strong street frontage to the new tree lined boulevard on Walker Road projects a positive message of regeneration to the area. A pedestrian walkway links Walker Road to a central public space that is accessible to the existing community via a new east-west link. The units fronting the southern edge of the site benefit from an elevated view over the River Tyne.
Public Realm - Family focused Home Zones and shared surface mews courtyards maximise the amenity value of the public realm.
Consultation process included Public Engagement drop-in sessions, design workshops and questionnaires.
The scheme achieved Eco Homes Excellent (Code For Sustainable Homes Level 4), with 10% renewables incorporated in the form of solar hot water. The project is designed to Lifetime Homes space standards and utilises timber frame MMC.
With a dynamic contemporary architectural language, the development has kick-started the housing market in the Walker area.
